What is iResidential?

iResidential is a central hub, more precisely it is an online web portal, mobile app and back-end system with full-fledged accounting & property management features.

iResidential is designed to allow owners or residents access to community’s information anytime, anywhere. Resident, investment unit owners, tenants and committee members can benefit from immediate, secure and easy access to information specific to their property. This information is kept current and regularly updated. iResidential has put in place stringent measures to ensure owners’ information is safe and only can be accessed by the authorized person. The registration process is via the secure iResidential website and the owners’ information submitted is held securely under privacy laws.

iResidential provides the platform to allow management staff to communicate efficiently with residents, hence resolving issues in an effective manner. iResidential is a user-based system and requires login, thus only residents of the community are given access to the system. With iResidential, management staffs can perform efficiently and in turn, reduce the operating costs for the management office.

Facilities maintenance systems allow landlords or managers to track work orders, schedule preventative maintenance, and communicate with maintenance staff. The System within portal will automatically create schedules and alerts, as well as generate work orders. It can be used for building, grounds and asset management across multiple locations.

Service Desk

The Service Desk system is a platform to lodge complaints and to allow users to take action to rectify the situation. Reports can also be generated with a single click of mouse which allows users to review the issues raised by all parties and its occurrences. IMT provides an integrated solution for automating and managing Request and Service Management related business processes.

Service Level Management that IMT provides a configurable Service Level Agreement (SLA) engine, with support for international time zones. Service Level defines an escalation and notification option which includes email and SMS text messages. (Not inclusive of SMS purchase as we only provide integration).

  • It supports meter readings based on user-definable meter types and rates.
  • It supports multiple meters per unit and the re-setting of meter readings due to faulty meters.
  • Integration options are available that will allow you to take smart-meter readings in the field, and then download them directly to your database.
  • Accurate meter charges can be computed automatically from predefined standard rates or scaled rates with minimum charges.
  • Meter charges are integrated to the Accounts Receivable module for billing.

Car Park Management

This module is designed to address all carpark management procedures.

  • It is also catered for the season carpark management and additional car park lot which can be integrated to the Accounts and payment online.

Emergency Evacuation

For management to upload safety information such as Evacuation plan & Fire Marshall’s contact.

Tenants can also fill in their staffs details as well as operation hours/ lunch hours. In case of emergency, this list of information for the building can be extracted in seconds and be handed over to Fire Marshall for headcounts.

Tenancy Management

This module is a tool that will help you effectively and efficiently manage your property in order to attract and retain tenants.

  • Manages bookings of multiple units per tenancy and multiple tenancies per client.
  • It allows for flexible staggered billing requirements and rent-free arrangements.
  • Predefined rental schedules and standing charges can be easily configured and is integrated to the Accounts Receivable module.
  • It tracks all lease renewal and termination with the option to automatically alert on expiring lease agreements.
  • It allows users to define the sequence of activities (e.g. documents relating to a Tenancy Agreement etc) and the due dates for each of the activity in relation to the tenancy arrangement.
  • It supports flexible inquiries on future unit availability, occupancy status and maintains historical tenancy arrangements and rental rates.
Tenantship Management

This module keeps track of the details of all unit Tenants who are occupants as well as investors.

Manages all of the billing attributable to the tenants like management fees, annual assessments and sinking fund contributions.

This module keeps tracks of all leasing or sales of properties enquires, if need be, as well as keep track of any queries from the website of the commercial community.
